office and commercial building

The “Am Gleis” project impresses with its high flexibility of use and low energy costs. This is based on the consistent implementation of the MINERGIE-P standard, a clear low-tech approach, and consideration of the circular economy. The new building is designed so that it can be easily adapted to changing requirements: for example, partition walls can be installed without any conflicts with the building services. The vertical columns are separated from the facade for piping.
The energy-efficient Rio-Therm system, which is suspended lightly from the wooden facade on all floors, ensures a pleasant indoor climate. If necessary, it can also be controlled remotely. The Rio-Therm heating and cooling system uses internal heat loads—from people, machines, computers, or lighting, for example—especially in transitional periods. The air is heated in a targeted manner without heating up the entire building mass. The body heat of the users then serves as an additional energy source.
In summer, the system relies on free cooling and night cooling, which regenerates the geothermal probes. This also improves the efficiency of the heat pump and increases the Coefficient of Performance (COP).
