The new building can easily be adapted to changing requirements: partitions can be installed without conflicting with the building services, and the vertical columns for the pipework are separated from the façade. The surface-mounted technology, with nothing embedded in the concrete, keeps the investment costs for future tenant fit-outs low, and both partitions and transfer fans can be reused.

In summer the system relies on free cooling and night cooling, which at the same time regenerates the geothermal probes. With the Ctrl control system, the installed capacity is optimised to around 15 W/m².

A pleasant indoor climate is provided by the energy-efficient Riotherm sill unit, mounted so as to appear suspended from the timber façade and controllable by remote access if required. Riotherm Convec uses internal heat loads from people, machines and lighting, complemented by the Riotherm X Top-Cooler; the air is warmed in a targeted way without heating up the entire building mass.
